Overview:
The primary strategy of the partnerships is to acquire mobile home communities in the Southwest United States, with an emphasis in Texas. We look for “value-add” opportunities in which we can reposition the asset by a combination of increasing income and lowering operating expenses.
Target Properties:
Our target properties are those with between 40 to 100 spaces in designated metropolitan areas (MSAs) with evidence of continued population growth in the next decade. Additionally, we seek properties with city water and sewer services (or ability to economically connect to services), a minimum number of Park Owned Homes (POH), below market space rents, and minimum number of RV spaces.
Management:
MHP Management Partners currently manages six mobile home properties in Gatesville, Houston, San Antonio, Victoria and Waco. We select and work closely with the on-site managers who handle the day to day tasks on the properties. MHP uses Rent Manager which is an advanced property management software, designed to manage several facets of our operations including invoicing, accounting, and partner distributions. Rent manager integrates with Metron Waterscope metering system, wirelessly reads water usage for each space, and invoices each tenant for water & sewer use. MHP Management has a proven record of acquisition, re-positioning, adding value, and managing.
